Hot water tank platform / mold farm
We remove all sheetrock and apply Concrobium Mold Control®. This encapsulates the spores. If you use just straight bleach, the spores spread like dandelions in the wind.
Then we then install OSB and Melamine, a 1/8” waterproof sheeting trimmed out with Polyseamseal caulking. Install drain pan and drain to move any future tank leaks to the proper location.
Then to give the added security a water detector alarm is placed in the pan to alert homeowner or renter that there is a problem.
